Our Process

Three steps from 'Can I build an ADU?' to keys in hand. We handle the complexity so you don't have to.

Step 1

Free Feasibility Study

Submit your property address and we run it through our automated GIS pipeline. We cross-reference Whatcom County parcel data, zoning maps, critical area overlays, Lake Whatcom Watershed boundaries, and transit routes to determine exactly what you can build.

  • Parcel zoning and lot size verification
  • ADU eligibility assessment (yes/no/conditional)
  • Maximum ADU count and size allowed
  • Critical areas and watershed check
  • Parking requirements or exemptions
  • Preliminary cost estimate by ADU type

Step 2

Land Use Permits — $1,500

Our permit specialist, Loren, takes over. He conducts a deep-dive analysis of your property, meets with the planning department, and handles every aspect of your land use permit application.

You'll receive a comprehensive Permit Feasibility Report telling you exactly what type(s) of ADU your property can support, maximum size and configuration, all restrictions, estimated timeline, and estimated total project cost.

If your property doesn't qualify, we'll tell you honestly — the deposit covers the work either way.

Step 3

Letter of Intent + Build

With permits cleared and design approved, you sign a Letter of Intent and we begin the build. Carlos coordinates your architectural drawings, structural engineering, and construction from foundation to final inspection. See our detailed cost breakdown for transparent pricing at every phase.

  • Full architectural design by our licensed architect
  • Site plan preparation and submission
  • Master permit application and management
  • All structural and civil engineering
  • Construction from foundation to finish
